Historic theater slated for demolition

Barring the arrival of a last minute investor or a sudden influx of funds, the Historic Wayne Theater will be torn down in the spring.

At a hearing of the Dangerous Buildings Appeals board on Monday, the board confirmed the original decision of the dangerous building officer, according to Peter McInerney, community development director for the City of Wayne.

The Historic Theater board, which holds the title to the property, has 30 days to file an appeal in Circuit Court, he said. If not, the city will solicit bids to demolish the structure.

“Basically, right now it’s up to the community,” said Don Nicholson, capital fundraising chairman of the historic theater. “If they want this to happen, they’ll have to put out some money.”

The theater was cited under the Dangerous and Blighted Building Ordinance a year ago. The theater board requested a full year to put on a series of fundraisers to generate the money to bring the building up to code, but those efforts fell short.

At the end of their deadline, the board was offered another compromise by the city: to generate the funds to bring it to a ‘white box’ state, essentially to bring it up to a ready to sell condition. The group fell short in that endeavor, as well.

The city has to wait 30 days before bids can be solicited for the demolition of the structure, according to McInerney. Even if favorable bids are received and the contract awarded by the city council, the demolition probably wouldn’t take place before April, he said.

That gives the theater board a little more time and Nicholson said he still hopes an investor will come forward.

“We’re going to put the building up for sale,” he said. “One way or another, we’d like to give the building one last chance to be renovated and kept as a theater–either by us or by someone else.”

As part of the agreement to extend the process for another year, the board agreed to put the title to the land in escrow and offer it to the city as a donation. That agreement is still in place, according to McInerney, which confuses the issue.

The city does not have to accept the donation, though.

“It’s a decision for the city council,” McInerney said.

Nicholson’s plan for the property was to restore the old theater and develop a new multi-story front that would house a variety of uses, including restaurant and retail space as well as office space and rooms for a variety or arts groups.

“I still feel–and so does everyone on the board–that this would be a good thing for the community.”

He estimated that it would cost $50,000 to bring the building to a white box state, and several million for the entire development.

Once again, I sit in amazement at the “wisdom” of our City government. May I propose a combination seedy bar/used car lot for that property. It would be in the spirit of where the city seems to be headed anyway.

I can’t understand why the DDA can’t look into this as an opportunity to bring downtown more appealing for other businesses to want to come in. The city needs more retail here and the space that occupies the theatre is not really that big enough for retail in my opinion.
There is sooo much potential for that theatre and groups to utilize it. The city spends so much on the parks why can’t some of that energy go for something like this?

Moving Out:

So this means our city will have around four pre-depression buildings in after this gem is torn down? This city makes me sick. We should just annex Canton and rename our city “Sprawltown”.

A good chance to put the city on the map was to restore this place into a good performing arts and movie theater… but the officials help us with another guided attempt to close us off from the rest of the world as usual, and make the city decline more.

Sad to think this city used to have character… look in the Arcadia Book on the city. We have nothing left now.

Save the Wayne Theater:

If it is going to cost $50,000 to bring it to a “white box” condition, why not use the money that the city plans on using for demolition to do that, instead? That would allow the beautiful historic building to remain standing until a preservation friendly developer could be found.

Other than Brenda. Did anyone else show up to any of the concerts this summer to help make the Theatre a viable project? Personally I think that the Theatre Restoration and rebuilding plan is a great assett to the City. But the Community didn’t come out to show the support that was needed.

We are meeting with a Developer this week, Possibly the building will be saved. If so I hope the community supports the business that is built once opened.

I agree with all that was said above. This city has nothing to offer. I have to leave town to shop. I have to leave town, most of the time, if I want to eat out. I don’t understand where the financial support was for the theatre this past Summer? Just recently there was a benefit for Mrs. Loveless that reportedly raised $20,000 for her in an 8 hour period, yet those same people and more are not interested in having a wonderful place for the arts and fine dining with the restored Historic Wayne Theatre?! I just don’t get it. With the loss of this 80 year-old theatre the City will be putting a nail in the coffin of prosperity for this town. Speak up and demand to the Wayne City Council and the Mayor that you want this building spared and restored — for the future of Wayne and its residents.

Actually Josh if we had had the support of the community this past year the Theatre would have been a great asset to the City. It would not save the city alone, but it would have been a great step in the right direction.

Wow didn’t know Wayne needed to be saved. However with direction and community cooperation, Wayne can be a great place.
I have heard to many ideas to revitalize Wayne that for some reason all start with tearing something down; Can we get away from this concept?
Josh you seem to have animosity for someone named “Nancy“…can’t find her above…may I suggest finding your center.

I am a former classmate of Nates and fellow artist/designer. I agree completely with what he said but would add that maybe a tech center or life sciences building. Tax breaks for a corp but make them open their doors to students from all over the western burbs. Its been done,Ive authored and developed those programs elsewhere but no one is doing any learning from whats working in other communities or states. Nothing has ever worked in Wayne as far as business goes(Except the Fords etc..)For those who will ask “Where were you years ago?’ I signed up three times to volunteer several years ago and was turned down and blown off. I must of offended someone at the top when I was 15 or 16(lol) I heard that remark for the first 10 years or so after high school(again, lol!). Way to go guys! Screw yourself out of a guy who has years and years of development and capital fund raising experience!! Wayne is a dirty little “Coney Island on every block” town who cant even keep its beloved son Don Hartford interested in what its doing(I dont speak for Don but I know hes not happy with this.Enjoy the priceless piece of art he and his wife Ginger donated to the library.)Thank God for Birmingham, Plymouth and Royal Oak. I cant wait for the Ghetto-esque air brush on denim boutique and sure-to-fail comic book/cash checking dump to move in. Sorry Wayne, my love for you is no more. I’ll revisit it at the next reunion(which wont be held anywhere near the city we “love” so dearly, just like the 10 year by the way.) and then watch it fade away like the corduroy Granimals I got from Mulhollands in 78’.

Don, I apologize if this offended. Im obviously frustrated becasue I would of loved to see this happen and would ofgladly gave my FREE time, expertise and labor. I didnt know I had to volunteer just as things were out of hand. As I said, I “signed up” on three seperate occasions and heard nothing. I followed up I dont know how many times. I even had several conversations with Bob Ficano,Robert McNamara and once with Kevin Duggan, all of whom Ive done a large amount of business with in the past. Because I believe in integrity I will say that the talk I had with Mr. McNamara was in 1999 and they all asked me to keep them abreast of what was going on. Could of been passification but anyone who knew me then or knows me now understands one thing; Tim Jonesfights for those and that in which he cares for.(Insert speaking in third person joke here) I think your doing great things with the sites and your promotions which is a hell of a lot more than most do but please dont act as if I should of stepped in long ago (again, I did and a snub would be the polite way of putting it.) to no avail.
Our class(WAYNE MEMORIAL 88) is having our 20 year reunion this summer. I will laugh, cry and remember the good times, even a couragous battle lost that was unfourtunately fought without one of the causes toughest supporters.

As a former Waynite, I’m saddened that the State-Wayne is being demolished. My friends and I went there most Saturdays when, if you were under twelve years of age, the cost of a ticket was $.35 and included two feature films, plus cartoons.
If you were a teenager, for a few cents more you sat in the balconey and ‘made out’. It was also the place for crying babies and their moms so it was pretty innocent and highly chaperoned.

Tim you didn’t offend me.
Maybe I need to explain a few things. First the Theatre project is a private business. Like any other business the City or other forms of goverment can’t just write checks to make a business profitable. Even though this was a wonderfull building at one time in the City of Wayne.
The previous two boards didn’t seem to have the business sense to do the project. So when I came on board just over two years ago, right after the building was sited by the Dangerous Building ordinance, it was almost impossible to get anyone invloved that had money to give.
So when you had offered your help it was with the two boards who didn’t know how to use a $94,000.00 Grant.
I also know the people you mentioned. They supported what we were trying to do, But none of them had the ability to write the 6 million dollar check needed for the project.
The City of Wayne now owns the building. The only way to save it now is for someone to come forward with the money to build the project.
Myself and a lot of people gave up a lot of our lives trying to save what we felt was a project worth saving. But sometimes you just have to admit that the story needs an ending.

Hi Brenda,
I am sorry to say that the White Box offering is beyond the date. As stated in my previouse post the City now owns the building.
On another note, My computer crashed about a month ago and I lost all my contact info. your sons pictures are ready ,, please call me.

And in another not. To the person from WMHS class of 61. You can still enjoy the State Wayne Theater. It will not be demolished. It is still in operation and showing movies weekly. The Theatre that is set for demolision is the Historic Wayne Theatre, also known as the Shafer Wayne Theatre.

I did NOT know there was another group involved long ago. I did some research on the contact names of course and I just assumed (mistake #1) that when you have volunteers they seem to share and exchange roles and responsibilities.It seems as if you couldnt be more right on this. I cant express my frustration at that group who on one hand told the world how concerned and competent they were and then behind closed doors scrambled for answers to certain definitions and requirements for historic preservation, financing etc. Sorry about the grammamatical errors, Im PIS#@D. You fought hard brother. I think thats all the people ask of leaders. Ill miss the theatre and the fight for it. Time to move forward. As my old coach/teacher Jim “Zol” Zoltowski once said: “Jonesy, the best fight is the one standing right in front of you.”
